Planning Applications

Any development not falling within the definition of Permitted Development is required to go through a formal planning application process.  A planning application needs to be submitted to the Local Planning Authority for their determination.

Planning applications need to be made with a series of plans, application forms and supporting documentation, dependent upon the nature of the application.

At LDP we can prepare and submit all of the relevant information to ensure validation of your planning application.  This includes obtaining all relevant plans, providing a detailed supporting statement and co-ordinating any other relevant statements with regard to noise, highways, contaminated land, heritage assets, EIA, PPS4 statements, ecological reports and Flood Risk Assessments.

Once submitted, our team have many years of experience of guiding applications through the process and negotiating with planning officers across the country.  Once submitted, we will contact the planning officer dealing with your application and follow its progress, overcoming any issues raised by objections or the local authority.

Most planning applications are determined by a planning officer, however some of the larger and/or more contentious schemes often are determined by Councillors at planning committee.  In this instance we will prepare and present a supporting statement at planning committee in order to obtain a successful decision.

Upon approval of planning permission a formal decision will be issued containing a number of conditions that require compliance when developing the site.  Upon receipt of the decision notice a full breakdown of all conditions and the necessary work that is required to discharge them with the Council will be provided to you.
