Flood Risk Assessments

The Environment Agency is charged by National Government to monitor and assess flood risk throughout the country and is a statutory consultee for all local councils.  Due to a number of high profile flood events up and down the country over recent years, development and flood risk has continued to rise up the Government agenda.  The Environment Agency scrutinise planning applications with much greater vigour and recent revisions to flood boundaries have placed more land and property into this policy framework.

The Land & Development Practice can undertake detailed Flood Risk Assessments and Sequential and Exception Testing in accordance with Planning Policy Statement 25 ‘Flood Risk and Development’.

PPS25 and its companion guide require all development within flood risk zones 2, 3a and 3B to mitigate against flood risk and to ensure flood risk is not increased elsewhere.  This legislation does not rule out development in flood risk zones and most schemes can proceed despite being located within areas of flood risk.

The Land and Development Practice can ensure development will proceed in spite of flood risk concerns.  We have all the experience necessary to produce complex Flood Risk Assessments, taking into account mitigation proposals, fluvial and tidal flooding, surface water runoff and rates of discharge . The Practice has the skills and experience necessary to overcome objections and ensure developments proceed and can obtain planning approval.
